Job Title: Maintenance Technician
Supervisor: Lead Maintenance Technician

MAINTENANCE TECH. POSITION OVERVIEW: The Maintenance Technician is
responsible for performing maintenance and repair tasks to ensure overall upkeep, functionality,
and safety of the property. This position supports the maintenance team in responding to service
requests, conducting preventative maintenance, and ensuring that all equipment, amenities, and
facilities operate efficiently.
DUTIES AND RESPONSIBILITIES:
Service Requests & Repairs:
• Complete all resident maintenance requests within 24 hours when possible.
• Address emergency maintenance issues, such as plumbing leaks, electrical failures, HVAC
malfunctions, fire, or flooding, while following safety protocols.
• Perform routine inspections and repairs on property systems, including electrical, plumbing,
HVAC, and appliances.
Preventative Maintenance:
• Conduct scheduled property inspections, including A/C units, roofs, stairways, parking areas,
laundry facilities, and exterior lighting.
• Ensure all exterior walkways, stairwells, and common areas are free from hazards.
• Maintain and organize maintenance shops, tools, and supply storage areas.
• Properly store all chemicals according to manufacturer and company guidelines.
Property & Amenity Upkeep:
• Maintain all community amenities, including pools, playgrounds, clubhouses, and
recreational areas, ensuring they are clean, safe, and in working order.
• Assist in maintaining the cleanliness and organization of the property grounds.
Unit Turnover & Make-Ready:
• Assist in preparing vacant units for new residents, ensuring they are in “move-in ready”
condition.
• Work with the maintenance team to complete at least five make-ready units per week.
• Ensure all appliances, fixtures, and utilities are functional before marking units as complete.
Safety & Professionalism:
• Report to work on time with a neat and professional appearance or, if provided by the company,
in uniform with necessary safety accessories.
• Adhere to all safety guidelines and company policies as outlined in the employee manual.
• Maintain a courteous and professional relationship with residents, coworkers, and vendors.
Documentation and Reporting:
• Maintain accurate records of maintenance activities, including Freon replacement logs
and pool logs per City, County, State, and Federal guidelines.
• Assist in maintaining an inventory list of newly installed appliances and equipment.
• Ensure compliance with all Material Safety Data Sheet (MSDS) requirements.
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform

EDUCATION AND/OR EXPERIENCE:
• Previous experience in maintenance, property management, or a related field preferred.
• Basic knowledge of plumbing, electrical, and general maintenance tasks.
• HVAC and EPO Preferred
SKILLS AND ABILITIES:
• Exceptional organizational and multitasking skills.
• Strong problem-solving skills and ability to work independently.
• Excellent interpersonal, written, and verbal communication skills.
PHYSICAL DEMANDS: While performing the duties of this job, the employee is occasionally
required to stand, walk, sit, use hands to finger, handle, or feel; reach with hands and arms; stoop,
kneel, crouch, or crawl and talk or hear. The employee must occasionally lift and/or move up to
50 pounds. Reasonable accommodation may be made to enable individuals with disabilities to
perform the essential functions.
WORK ENVIRONMENT: This position requires working both indoors and outdoors in various
weather conditions. The noise level in the work environment is usually moderate.
