PROPERTY MANAGER POSITION OVERVIEW: The Property Manager is responsible for
overseeing all aspects of the day-to-day operations of one or more rental properties. This role requires 
strong leadership skills, excellent communication, and a deep understanding of property management 
principles. The Property Manager will play a pivotal role in ensuring tenant satisfaction, property 
maintenance, and financial success.

DUTIES AND RESPONSIBILITIES:

Reporting and Documentation:
● Prepare and deliver weekly and monthly reports accurately and on time.
● Create and implement reporting structures to track property performance metrics.

Financial Oversight:
● Develop and manage property budgets, ensuring expenses align with financial goals.
● Collect and record rent payments, track accounts receivable, and coordinate evictions when 
necessary.
● Maintain accurate financial records and prepare regular financial reports for stakeholders.

Tenant and Business Development:
● Foster positive tenant relationships through effective communication and conflict resolution.
● Address tenant inquiries, concerns, and maintenance requests promptly.
● Oversee the tenant application and leasing process, including background checks and lease 
agreements.
● Market available units to attract and retain tenants.
● Conduct property tours, screen prospective tenants, and manage the leasing process.
● Collaborate with marketing teams to create effective advertising strategies

Operational Support:
● Ensure properties are well-maintained, safe, and compliant with local regulations.
● Conduct regular property inspections to identify and address maintenance needs.
● Coordinate and oversee property maintenance and repairs.
● Manage vendor relationships and contracts for maintenance services.
● Respond to emergency maintenance requests and ensure timely resolution.

Policy and Compliance:
● Ensure compliance with local housing regulations, fair housing laws, and safety standards.
● Keep up-to-date with changes in regulations and implement necessary adjustments.
● Assist in creating and editing organizational policies and procedures.
Team and Performance Management:
● Supervise and provide guidance to on-site property management staff, maintenance teams, and 
support staff.
● Organize and lead internal meetings to align teams and processes.

QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each

EDUCATION AND/OR EXPERIENCE:
● 3+ years of experience in property management, real estate, or a related role.
● Bachelor's degree in business administration, Real Estate, or equivalent experience preferred.
● Strong background in financial oversight, tenant relations, and property maintenance.
● Experience with property management software is preferred but not required.

SKILLS AND ABILITIES:
● Strong leadership and organizational skills.
● Excellent problem-solving and conflict-resolution abilities.
● Knowledge of property management software and financial reporting.
● Understanding local housing laws and regulations.
● Strong communication and interpersonal skills.
● Proficiency in Microsoft Office Suite and CRM systems

PHYSICAL DEMANDS: While performing the duties of this job, the employee is occasionally required 
to stand, walk, sit, use hands to handle or feel objects, reach with hands and arms, stoop, kneel, crouch, or 
crawl, and talk or hear.

The employee must occasionally lift and/or move up to 10 pounds. Reasonable accommodations may be

WORK ENVIRONMENT: This is an office position that will require travel as needed to support site 
teams and attend company meetings. The noise level in the work environment is usually moderate.

BENEFITS: Associates who are regularly scheduled for and work 30 hours or more per week are eligible 
for company-sponsored benefits on the 1st day of the month, following completion of 30 continuous days 
of employment. Regular, full-time associates are eligible to accrue paid time off (PTO) and holiday pay.
