ONYX Multifamily Group is looking for an experienced Apartment Maintenance Supervisor to lead the maintenance operations at Eagle Creek Landing, our multifamily community in DeSoto, Texas.

We are looking for someone who already knows multifamily maintenance—the pace, the residents, the turns, the service requests, the emergencies and the pride that comes with keeping an apartment community operating at its best.

What You'll Own

As the Maintenance Supervisor, you will lead the day-to-day maintenance operations of the community and work closely with the Community Manager to deliver a well-maintained property and a strong resident experience.

Your responsibilities will include:

· Lead, train and support the onsite maintenance team

· Manage daily service requests and work-order completion

· Oversee apartment make-readies and ensure homes are completed on schedule and ready for new residents

· Diagnose and perform repairs involving HVAC, plumbing, electrical, appliances and other apartment systems

· Conduct preventive maintenance and routine property and safety inspections

· Oversee pool maintenance and community equipment

· Maintain the appearance and physical condition of buildings, common areas, amenities and grounds

· Anticipate maintenance concerns and address issues before they become larger problems

· Manage maintenance inventory, supplies, tools and equipment

· Coordinate vendors and contractors when needed

· Maintain accurate maintenance records

· Ensure compliance with company safety procedures, EPA, OSHA, Fair Housing and applicable regulations

· Participate in the community's rotating on-call schedule for after-hours maintenance emergencies

· Partner with the onsite team to deliver an exceptional resident experience

What We're Looking For

Multifamily experience matters for this role.

Required:

· 3+ years of hands-on apartment/multifamily maintenance experience

· Previous experience as a Maintenance Supervisor, Service Supervisor, Lead Maintenance Technician, Assistant Maintenance Supervisor or comparable multifamily maintenance position

· Demonstrated experience with apartment make-readies, service requests and preventive maintenance

· Strong working knowledge of HVAC, plumbing, electrical, appliances and general apartment maintenance

· EPA Certification

· Chiller/Boiler experience

· CPO Certification or demonstrated pool maintenance experience

· Experience leading, training or directing maintenance team members

· Strong troubleshooting, organization and problem-solving skills

· Strong communication skills and a resident-service mindset

· Valid driver's license and reliable transportation

· Ability to participate in an after-hours and rotating on-call schedule

· Ability to perform the physical requirements of an active maintenance position, including lifting, climbing, bending and working indoors and outdoors
