Description

Responsibilities:

  • Troubleshoot and perform all maintenance and repairs in a timely and professional manner, including plumbing, HVAC, electrical, appliance installation and carpentry.
  • Completes assigned work orders generated from resident request for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Inspect vacated apartments and perform duties to restore apartments to “make-ready” status. Ensure a high quality of work has been performed.
  • Display a friendly and courteous attitude towards residents and other employees.
  • Correctly document work performed on a service request and ensure all service requests are completed in a timely manner.
  • Inspect the exterior of the property. Perform building and common area upkeep daily.
  • Monitor the property for snow removal, lawn care and ice removal.
  • Adhere to the US Property Consultants Standard Operating Procedures.
  • Perform effective emergency maintenance (after-hours) as required.
  • Comply with company safety standards, OSHA and Fair Housing regulations.
  • Order parts and supplies and maintain inventory as needed.
  • Participate in company training classes and meetings as required.
  • Other tasks or duties as assigned by Maintenance Supervisor.
Qualifications:
  • High school diploma or GED is required.
  • 2+ years of related maintenance experience and/or training.
  • HVAC certification is required.
  • Excellent customer service skills with the ability to work well with others.
  • Strong knowledge and skill in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
  • Energetic and flexible.
  • A strong eye for detail.
  • Takes pride in their work and does their job to the best of their ability.
  • Must be able to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas and be able to push, pull, lift, carry or maneuver weights of up to twenty-five (25) pounds independently and up to one hundred (100) pounds with assistance for installation and removal of appliances.
