Job Title: Make Ready Technician
Supervisor: Lead Maintenance or Property Manager

MAKE READY TECHNICIAN POSITION OVERVIEW: The Make Ready Technician plays a
critical role in ensuring that vacant rental units are cleaned, repaired, and made ready for new tenants.
This position requires strong attention to detail, organization, and a commitment to maintaining properties
to the highest standards.
DUTIES AND RESPONSIBILITIES:
Unit Preparation:
• Inspect vacant rental units and create a checklist of necessary repairs, cleaning, and maintenance
tasks.
• Complete all required tasks to prepare units for new tenants, ensuring they meet move-in
readiness standards.
Repairs and Maintenance:
• Perform minor maintenance and repairs, including painting, patching walls, fixing minor
plumbing and electrical issues, and replacing fixtures as needed.
• Ensure that appliances and HVAC systems are in working order.
Cleaning and Sanitization:
• Thoroughly clean and sanitize all areas of the unit, including kitchens, bathrooms, living areas,
and common spaces.
• Pay special attention to detail, ensuring the unit is spotless and presentable.
Inventory and Supplies:
• Maintain an organized inventory of cleaning supplies, maintenance tools, and repair materials.
• Monitor and order supplies as needed to support make-ready operations.
Safety and Compliance:
• Ensure compliance with safety regulations, local codes, and company policies during all makeready activities.
• Conduct final inspections to confirm the unit is safe and move-in ready.
Documentation and Reporting:
• Maintain accurate records of make-ready activities, work orders, and inventory.
• Prepare and submit reports on make-ready progress and unit readiness.
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform

EDUCATION AND/OR EXPERIENCE:
• Previous experience in maintenance, property management, or a related field preferred.
• Knowledge of basic plumbing, electrical, and carpentry repairs.
SKILLS AND ABILITIES:
• Strong problem-solving skills and attention to detail.
• Ability to work independently and efficiently.
• Excellent organizational and time management skills.
PHYSICAL DEMANDS: While performing the duties of this job, the employee is occasionally
required to stand, walk, sit, use hands to finger, handle, or feel; reach with hands and arms; stoop,
kneel, crouch, or crawl and talk or hear. The employee must occasionally lift and/or move up to
50 pounds. Reasonable accommodation may be made to enable individuals with disabilities to
perform the essential functions.
WORK ENVIRONMENT: This position requires working both indoors and outdoors in various
weather conditions. The noise level in the work environment is usually moderate.
